A homeowners policy, usually an HO-3 form, pays to repair or rebuild your house after a covered loss such as fire, wind, hail, a burst pipe or theft, and it covers your liability if someone is hurt on your property.
In Iowa the roof drives most of the price. Many carriers use a separate wind and hail deductible, often 1% or 2% of the dwelling limit, so a $350,000 house can carry a $3,500 or $7,000 deductible for storm damage alone.
Dwelling limit set to the cost to rebuild, not the market value
Replacement cost on the roof when the carrier offers it
Water backup and service line coverage as add-ons
What it covers
The house and attached structures (Coverage A)
A detached garage, fence and shed (Coverage B)
Belongings, at replacement cost if you choose it (Coverage C)
Hotel and extra costs while you cannot live at home (Coverage D)
Liability and medical payments for guests
Common gaps
Flood and earth movement are excluded; flood needs its own policy
Sewer and drain backup is excluded unless you add it
Older roofs may be paid at actual cash value, not replacement cost
